Article 1 — HOA Cleanliness Policy: Member Duties & Standards

Purpose. Keep common areas and frontages clean, safe, and presentable at all times.
Scope. Applies to all members, occupants, contractors, and guests within PET.

Member Duties

  1. Keep your frontage/sidewalk gutter free of litter, leaves, and obstructions.

  2. Store household trash in sealed bags/bins; follow the segregation guide and collection schedule.

  3. Do not dump waste into canals/drains/vacant lots/empty houses.

  4. No open burning of leaves, plastics, or any material.

  5. Prevent nuisances (strong odors, smoke, clutter) affecting neighbors/common areas.

  6. Cooperate with HOA clean‑ups, dengue prevention, and beautification drives.

Compliance & Process

  • First notice (advisory) → Correct within [48–72] hours.

  • Second notice (violation) → Hearing with the Committee; penalties per board resolution.

  • Repeat/serious violations → Board action; possible fines and cost‑recovery for clean‑up.
