What if I want to build or renovate my house?

Answer: We allow small delivery trucks only (e.g., pickups, L300/van-type, “Elf” 4–6-wheeler). 10-wheeler dump trucks, transit mixers, container trucks, and similar heavy units are not allowed to pass through Phase 1. If a supplier insists on heavy units, you must trans-load outside (or request a one-time exception with stricter conditions—see below).

Why we do this (straight talk):

Our roads aren’t engineered for heavy axle loads. A few passes from a 10-wheeler can crack pavement, crush gutters, and deform drainage edges.

Safety risk is higher. Big rigs have poor stopping distance and visibility—dangerous near homes with kids.

One break = big bill. A single damaged curb/drain can run tens of thousands to fix. It’s not fair to make Phase 1 pay for damage caused by outside traffic.

Refundable Construction Deposit (not a fee):

₱15,000 refundable deposit before any construction starts.

It’s a guarantee, not revenue: if there’s no damage and all rules are followed, you get 100% back after final inspection.

If an exception is requested to allow a heavier unit (rare, written approval only), HOA may require a higher deposit (e.g., ₱30,000) plus road protection measures (steel plates, marshals, etc.).

Major damage is billed at actual cost. The deposit can be used to fast-track repairs; any shortfall is chargeable to the homeowner.

Gate classification & checks:

All construction trucks are treated as visitorslogbook + inspection every entry, even if working for a resident.

No sticker = no resident privilege.

Drivers and crew must present valid IDs. No ID, No Entry.

Working windows & behavior:

Mon–Fri, 8:00 AM–5:00 PM only. No weekends/holidays.

Speed limit 15 km/h. Use tarps; no spillage of sand/gravel/cement.

Engine off when waiting; no blocking intersections; follow guard/escort instructions.

If a heavy truck is absolutely unavoidable (exception route):

Email a request 5 business days ahead with truck type/plate, load, date/time, and route plan.

HOA may require: temporary steel plating, on-site marshals, higher deposit, shorter time window, and post-trip exit inspection.

Approval is case-by-case. Without written approval, heavy units will be turned away at the gate.

Bottom line: We’re not stopping your build—we’re stopping road destruction and safety risks. Use smaller trucks or trans-load, post the refundable deposit, follow the window and inspection rules, and your project proceeds smoothly.
