Membership Fee: ₱500 (one-time).

Monthly Association/Maintenance Dues: ₱6.00 per sq.m. of lot size.


What Do Association Dues Cover?

The monthly association dues of ₱6.00 per square meter are collected to cover the operational costs and shared services that benefit the entire community. This ensures the value, safety, and cleanliness of our neighborhood.

Your dues include:

  • Security: This covers the salaries and operational costs of our security personnel, as well as the maintenance of surveillance systems and other security measures.

  • Maintenance: This includes the upkeep and repairs of common areas, such as roads, streetlights, landscaping, and shared facilities like the clubhouse or parks.

  • Utilities for Common Areas: This covers the electricity and water expenses for all shared spaces, including streetlights, the clubhouse, and any security offices.

  • Sanitation and Waste Management: The fees help fund garbage collection and the general cleanliness of the subdivision.


Why Does the Maintenance Fee Apply to Vacant Lots?

The association's maintenance fee applies to all lots, including vacant ones, for the safety and benefit of the entire community. Here’s why it's a shared responsibility:

  • Pest and Vermin Control: Unmaintained lots with tall grass and dense overgrowth can become a breeding ground for pests, including mosquitoes, rats, and snakes. Keeping all lots clean is essential to prevent these threats from affecting the entire neighborhood.

  • Safety and Security: Overgrown vacant lots provide hiding spots that can compromise the community's security. Regular maintenance ensures these areas are clear, enhancing visibility and deterring potential intruders.

  • Fire Hazard Prevention: Dry grass and unkempt vegetation on vacant lots can pose a significant fire hazard, especially during dry seasons. Cleaning these lots reduces the risk of a fire that could spread to adjacent homes.

  • Community Aesthetics and Property Value: Maintaining all lots, whether occupied or not, is essential for the overall aesthetic and property value of the community. It ensures the neighborhood remains a clean and desirable place to live.


Updated Billing and Payment

Starting with the new rate of ₱6.00 per square meter, any amount you have already paid for the security guard service will be fully credited to your account. This payment will be deducted from your total bill under the new fee structure. You will only be billed for the remaining balance
